This position reports to the Vice President of Administrative Services and is responsible for directing the development and maintenance of the college’s buildings, facilities and grounds at multiple locations.
• Supervises and performs project management functions for campus capital construction projects.
• Supervises and oversees the daily operations and maintenance for campus buildings and grounds.
• Ensures campus compliance with state and federal regulations.
• Assists with and participates in the delivery of timely submissions to the New Mexico Higher Education Department.
• Chairs weekly space/construction projects progress meetings.
• Provides oversight for power distribution, energy and utility conservation, hydraulic elevators, security systems, uninterruptable power supplies, building roofing systems, parking and signage systems, and safety procedures.
• Develops plans to remediate hazardous or unsafe conditions and manage deferred maintenance.
• Researches, gathers data, and prepares fiscal notes to track and control budget expenditures.
• Inspects the campus on a regular basis and directs attention to deficiencies.
• Provides input for future space planning, master planning and programming for space utilization.
• Performs related duties.

The Vice President for Administrative Services assigns work in terms of department goals and objectives. The supervisor reviews work through conferences, reports, and observation of department activities.
Guidelines include the International Building Code, the National Electric Code, Americans with Disabilities Act regulations, Occupational Safety and Health Administration regulations, local fire and building codes, mechanical codes, energy conservation codes, stormwater codes, and college policies and procedures. These guidelines require judgment, selection, and interpretation in application. This position develops departmental guidelines.
COMPLEXITY/SCOPE OF WORK
• The work consists of varied management, administrative, supervisory and technical duties. The need to coordinate with a variety of stakeholders contributes to the complexity of the position.
• The purpose of this position is to direct the college’s physical plant operations. Success in this position contributes to the provision of a safe and attractive environment for college operations.
• Contacts are typically with co-workers, other college personnel, faculty, staff, students, peers at other colleges and universities, community leaders, elected and appointed officials, and members of the general public.
• Contacts are typically to give or exchange information, to resolve problems, to provide services, to justify or negotiate matters, or to motivate or influence persons.
PHYSICAL DEMANDS/ WORK ENVIRONMENT
• The work is typically performed while sitting at a desk or table or while intermittently sitting, standing or stooping. The employee occasionally lifts light objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, and utilizes the sense of smell.
• The work is typically performed in an office, stockroom, warehouse and outdoors, occasionally in cold or inclement weather. The employee is exposed to noise, dust, dirt, and grease. Work requires the use of protective devices such as masks, goggles, gloves, etc.
SUPERVISORY AND MANAGEMENT RESPONSIBILITY
This position has direct supervision over Physical Plant Assistant Director (1) and Construction Projects Coordinator (1).
