This position is responsible for the daily predictive, preventative and routine maintenance on boilers, generators, engines, chillers, compressors, equipment auxiliaries, and other complex mechanical and electrical equipment, as well as steam and thermal water distribution systems. Information and directions are given both verbally and in writing.  The coordination and review of work are the responsibility of the incumbent.  This person is responsible for the ongoing maintenance of critical equipment supporting central utilities to this campus as well as emissions monitoring equipment for EPA compliance. This person must react appropriately to emergencies that may occur and be able to respond quickly to maintain or repair a wide variety of equipment supporting central utilities with minimum assistance or supervision. This person must stay abreast of new technology advances and maintenance practices found in this industry.  The ability to communicate well with all levels of supervision, maintenance and operating personnel is essential.


1. Review and complete service work orders pertaining to the maintenance or repair of a variety of complex mechanical equipment, electro-mechanical equipment, electrical equipment and utility distribution equipment that support the central steam and thermal water production systems. 

2. Monitor on a daily basis, the campus electrical system incoming loads during all operating hours of the generators. Perform predictive, preventative and routine maintenance on the generators, drive engines, fuel trains and auxiliaries. Monitor the engine and generator alarms, and record system parameters for EPA compliance.

3. Install new and replacement equipment including but not limited to pumps, motors, a variety of valves, expansion joints, steam traps, piping systems components, and auxiliary equipment. Provide appropriate material list to supervisor for work completion.

4. Review daily operating data, shop drawings and/or operating and maintenance manuals as reference for equipment maintenance and repair.  Log equipment and/or operating data as required.

5. Work with and provide experienced technical support for outside contractors working in or on central steam, thermal water and their distribution systems. 

6. Provide operating assistance as needed or in emergency situations with appropriate credentials and training at the production plants.

7. Troubleshoot malfunctioning equipment to determine necessary repairs and the required parts, materials, and supplies.

8. Operate and use complex tools for specialized troubleshooting, repair, installation, or predictive/preventative maintenance on a wide variety of equipment and systems.

9. Make recommendations to supervisor regarding operating methods and procedures for a variety of equipment including but not limited to boilers, engines, generators and chillers.

10. Perform water treatment analysis for daily operational requirements at the central plants, general maintenance or troubleshooting distribution equipment and/or outlying boilers.

11. Provide supervision and guidance to Utilities Systems Maintenance Assistants as needed.

12. Observe all safety rules and housekeeping practices in performing assigned duties and maintaining work areas. Maintain tools and equipment in a clean and serviceable condition.  Follow the established University Policies and Procedures and standard operating procedures while maintaining and repairing boilers, generators, engines, chillers and auxiliary support equipment.

13. Assist in developing and maintaining standard operating procedures and preventative and predictive maintenance procedures.

Minimum Qualifications

Requires nine months of technical training beyond high school and three years of related experience which includes general mechanical and electrical maintenance procedures, or an equivalent combination of education and experience.  

Valid driver's license is required. 

Preferred Qualifications

Knowledge and experience in the maintenance and operation of chillers, engines, generators, and boilers are highly desirable. Familiarity with process control instrumentation and programmable control systems. Advanced knowledge of computers and/or computer controlled process automation systems is also desired. The ability to effectively communicate well with outside vendors and contractors. 

Knowledge of equipment operations, mechanical skills; maintenance of central utility systems; knowledge of computers and unit applications; basic supervisory skills. The applicant must have the ability to work in dirty environments, extreme hot and cold temperatures, climb ladders, and lift heavy objects up to 50 pounds to support 24/7/365 operation.
